Services listed can be provided on an as-needed basis from our in-house staff, in total or in part, depending on the requirements of the Client.
Construction Management:
Preliminary & Final Design Phase:
- Evaluate local labor situations.
- Provide technical advice regarding construction techniques and availability of materials for construction.
- Obtain and evaluate soil conditions and survey reports.
- Develop a breakdown of the overall project schedule for both construction and equipment purchasing activities.
- Establish the construction cost control system.
- Advise on the desirable breakdown of construction for multiple lump sum bid packages.
Bidding Phase:
- Prepare contractor bidders’ list and pre-qualify prospective bidders for the various engineering disciplines: Civil, Mechanical, Electrical, etc.
- Assemble bid packages.
- Prepare bid package construction estimates for cost control evaluation of the respective contractor bids.
- Solicit bids with detailed instructions to bidders and complete proposal form breakdown.
- Issue agenda and revised drawings and specifications as required.
- Conduct pre-bid award meetings with the contract bidders to clarify any questions and concerns, which may arise during the bidding period.
- Receive, evaluate and make recommendations for the best bid for contract work and purchase order execution by the owner.
Construction Phase:
- Provide full time resident engineering field management: Civil, Mechanical, Electrical, etc.
- Arrange for building and other permit requirements.
- Hold and manage pre-construction conferences, and on-site weekly meetings during construction.
- Coordinate the work of all prime contractors.
- Maintain daily construction reports.
- Control field changes and prepare change orders as required.
- Receive and review applications for payment.
- Manage and control all project costs, schedules and quality of work performed.
- Arrange for “As-Built” drawings.
- Prepare and arrange for execution of punch list items to be completed before termination of any contract.
- Arrange for check starting and balancing of systems and establish equipment start-up procedures.
- Arrange for the instruction of the owner’s personnel in the operation of building services and production equipment.
- Insure the project is designed and implemented within the requirements of OSHA, EPA, labor unions, and State, City or Local inspection agencies having jurisdiction over a given facility or operation.
Equipment Procurement & Expediting:
- Establish a code of accounts for all equipment to be purchased either by direct contact with a vendor or through one on the construction contracts. This is followed up by evaluating which items are long and short-term delivery so that priorities can be set in the procurement schedule.
- Pre-qualify and select appropriate vendors for establishing the necessary bidders list for the various pieces of equipment to be purchased.
- Prepare the equipment bid packages tailored to the particular equipment to be purchased, which would include a detailed scope of work, delivery schedule requirements, instructions to equipment bidders, proposal form technical specifications, and all associated drawing descriptions.
- Solicit, receive, evaluate and prepare a recommendation for bid award.
- Provide periodic inspection service at the vendors’ facilities to insure that the equipment is being manufactured in accordance with the specification requirements.
- Perform all expediting and tracking services, as required, to have the equipment delivered to the site in conjunction with the overall construction schedule.
- Make arrangements to have the equipment installed either through the vendor, an on-site construction contractor, or a separate special equipment installation contractor.
- Monitor and control equipment costs and change notices submitted by the vendor.
- Establish final equipment costs with an allocated breakdown itemizing direct cost of equipment, sales tax, insurance and freight costs.
- Obtain operating and maintenance manuals.
